{"id":6944,"date":"2024-05-16T12:30:30","date_gmt":"2024-05-16T19:30:30","guid":{"rendered":"https:\/\/www.thor.ca\/?post_type=tax_alert&#038;p=6944"},"modified":"2025-02-14T12:59:09","modified_gmt":"2025-02-14T20:59:09","slug":"enhanced-gst-rental-rebate-cra-opines-that-construction-begins-on-excavation","status":"publish","type":"post","link":"https:\/\/www.thor.ca\/blog\/2024\/05\/enhanced-gst-rental-rebate-cra-opines-that-construction-begins-on-excavation\/","title":{"rendered":"Enhanced GST rental rebate: CRA opines that construction begins on excavation"},"content":{"rendered":"<p>Yesterday, the Canada Revenue Agency (\u201c<strong>CRA<\/strong>\u201d) <a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/publications\/news116\/news116-excise-gst-hst-news-no-116.html\">announced <\/a>that, in its view, the construction of purpose-built rental housing (\u201c<strong>PBRH<\/strong>\u201d) for purposes of the PBRH rebate under the <em>Excise Tax Act <\/em>is generally \u201cconsidered to begin at the time the excavation work related to the residential complex begins.\u201d<\/p>\n<p>The CRA\u2019s position would thus mean that developers who are currently building PBRH but began excavation before September 14, 2023 may not be eligible for the rebate.
